Complex site logistics and installation phasing are some of the many potential applications for visualization. Graphic representations, created to understand time-based processes, helps foresee conflicts and study potential solutions. 4D adds the time factor of the construction schedule to the 3D model. We can directly link each activity of a Gantt chart (generated in project management software such as Primavera or Microsoft Project) to the BIM. These animated models represent the planned construction sequence set against time. The main purpose of a construction phasing simulation is to provide a tool that will help the construction team visualize logistical issues or inefficiencies. The simulation exposes details such as out-of-sequence work, scheduling conflicts between multiple trades, “what if” scenarios, and macro-level construction phasing strategies – all in order to achieve the optimization of the construction schedule.

5D QTOs

Accurate quantification of building components is a constant necessity during the design and construction phases of any project. Accurate comparative data, combined with optional studies and/or phasing, can be a powerful tool in maintaining and optimizing efficiencies. Conventional estimating techniques that rely on two-dimensional drawing measurements have substantial potential for ambiguity, inefficiency, and error. A three-dimensional project model removes the ambiguity and potential inconsistencies in project quantity estimations. The fifth dimension (5D) is cost, which is brought into the virtual building life cycle. A 5D estimate is a BIM linked to construction cost estimation through material quantities that are automatically generated from the data within the model. 5D Estimation improves budgeting, provides cost-loaded schedules, and displays multiple interactive forecasts to make agile comparisons. When the design is changed, cost adjustments are calculated in real time. This enables general contractors to help the owner improve design with value-engineering decisions.

7D Facility Management

As construction nears completion, a drop in the level of attention to detail regarding documentation occurs. Owners often receive disconnected documents, specifications, and/or equipment manuals; additionally, they receive semi-accurate construction documents and electronic models to which the documents pertain. This information is then processed to various degrees of effectiveness and placed into a system used for Facility Management. Not surprisingly, many of these models are electronic versions of completely disjointed information. As a result, BIM fails to deliver as intended.
